Welcome to Dana Warp Mill, a historic textile mill, modern home for Westbrook’s makers, artists, and entrepreneurs. Rising beside Saccarappa Falls on the Presumpscot River, the Dana Warp Mill is one of downtown Westbrook’s most recognizable historic landmarks—and one of its busiest contemporary workplaces. The sprawling brick mill at 90 Bridge Street has become a lively community of makers, manufacturers, artists, photographers, wellness professionals, and independent businesses.
Woodbury K. Dana purchased a small mill on Bridge Street in 1866 and began manufacturing cotton warp, the strong lengthwise thread used in weaving textiles. Today, the beautifully restored mill continues that tradition of ingenuity and skilled craftsmanship in a new form. Its exposed brick, substantial timbers, oversized windows, and river views create a memorable setting for approximately 85 active businesses across more than 246,000 square feet.
Businesses at the Dana Warp Mill
The mill is home to an ever-evolving collection of Maine entrepreneurs. Visitors may recognize American Roots, a maker of union-made fleece and apparel using American-sourced materials, and North Spore, a nationally known Maine company helping people grow mushrooms at home and on farms.
Maine Planet Botanicals creates plant-based skincare products inspired by Maine’s natural environment. Its production studio is located in the mill, although it is not operated as a walk-in retail storefront. Near & Native creates botanical fragrances and sensory goods, with select open-studio shopping hours and private appointments. Underdog Candles produces hand-poured candles and offers local pickup and showroom visits by appointment.
Textiles remain an important part of the mill’s identity. Old Port Wool & Textile Company creates finely crafted woolens and specialty textiles, continuing the building’s long connection to Maine manufacturing.
Artists and designers also work throughout the building. Ceramic artist Gabrielle Jolie creates expressive, hand-built and illustrated pottery from a studio in the mill. The building is also home to photographers and visual storytellers, including Jen Dean Photography, Focus Photography and Amy True Photography.
Wellness and movement businesses add another dimension to the community. Team 1 Brazilian Jiu-Jitsu offers martial-arts instruction, while The Bodhi Shop provides massage, bodywork, yoga and structural-integration services. Synergy Bodyworks and Wellness welcomes clients to a private wellness studio overlooking Saccarappa Falls, and LunaTerra Studio offers another creative wellness destination within the building.
Personal-care businesses include La Morena, a welcoming independent salon, and Elevens Beauty Lounge. Current mill directories also include Beauty by Joniece and Beauty Unis.
Additional tenants include Akakpo & Company, Campfire Studios, Choices Are for Everyone, Common Census, Common Threads, and a variety of professional, creative, and community-service organizations. Because the tenant community changes and grows, visitors should consult individual business websites or the current building directory before planning a visit.
A Creative Landmark in Downtown Westbrook
The Dana Warp Mill is more than a collection of offices and studios. It represents Westbrook’s successful transition from a historic manufacturing center into a diverse creative and entrepreneurial community. Original industrial features have been preserved while the building has been adapted for modern businesses, workshops, studios, and production spaces.
The mill’s riverfront location makes it an excellent addition to a day in downtown Westbrook. From the building, visitors can continue along the nearby Westbrook Riverwalk, enjoy views of Saccarappa Falls, explore Westbrook Common, and visit the restaurants, cafés, shops and cultural attractions found throughout the downtown district.
The building occasionally hosts open studios, maker events, community celebrations, and seasonal shopping opportunities. These special occasions can be an especially good time to meet artists, see where products are created, and purchase work directly from Maine makers.
Before You Visit
The Dana Warp Mill is an active, multi-tenant workplace, not a conventional shopping center. Some businesses welcome walk-in visitors, while others operate by appointment, maintain limited studio hours, or are not open to the public. Check directly with the business you plan to visit for its current schedule, entrance number, and accessibility information.
The large complex has several entrances and multiple floors, so first-time visitors should allow a little extra time to find the correct suite. Parking is available in the adjacent lot and at additional nearby downtown locations; please follow posted parking signs.
Property tours and leasing showings are available by appointment through Chinburg Properties. Because the spaces are occupied by working businesses, you may need to provide advance notice.
